Nevada County Buyer Questions · Wildfire & Insurance
How Does Wildfire Insurance Affect Buying a Home in Nevada County?
Insurance is now part of due diligence, not a closing-week errand. Much of western Nevada County is wooded foothill terrain with real wildfire exposure, so some standard insurers limit new policies and some buyers end up pairing the California FAIR Plan (fire coverage) with a separate “difference in conditions” policy. Get quotes the day your offer is accepted, and ask about California’s Safer from Wildfires discounts: insurers must now recognize specific home-hardening and defensible-space steps and give you a wildfire risk score you can appeal.
When to shop for insurance
- Before you write an offer on a specific home, call an independent agent who writes in Nevada County and ask whether that address is insurable and roughly how.
- Day 1 of escrow: request formal quotes. Share the roof type, year built, distance to hydrant or fire station and any mitigation work.
- Before your contingency removal: have a bindable quote in hand. If you cannot insure the home at a cost that works, that is the moment you still have options.
The mitigation steps that earn discounts in California
Under the California Department of Insurance’s Safer from Wildfires regulation, insurers must offer discounts for these actions:
| Level | Qualifying actions |
|---|---|
| The home | Class A fire-rated roof; ember- and fire-resistant vents; enclosed eaves; double-pane windows or added shutters; 6 inches of noncombustible material at the base of exterior walls; a 5-foot ember-resistant zone around the structure |
| The parcel | Vegetation and debris cleared from under decks; sheds and outbuildings moved at least 30 feet from the home; trees trimmed and brush removed to state and local defensible space standards |
| The community | Being part of a recognized Firewise USA® site, or a locally certified Fire Risk Reduction Community |
Insurers must also give you a wildfire risk score when you apply, at renewal or non-renewal, and after you complete a mitigation measure. If you think the score is wrong, you can appeal to the insurer and then to the Department of Insurance (800-927-4357).
Firewise neighborhoods in Nevada County
The Fire Safe Council of Nevada County coordinates 107 Firewise USA® communities in the county (as of January 2025). When you are touring, ask whether the neighborhood is a recognized site. In Alta Sierra, the Alta Sierra Neighborhood Alliance runs Firewise zone work, green waste events and a Defensible Space Assistance Program for residents who need help clearing their property.
Questions to ask about any foothill home
- What is the roof, and when was it replaced? (Class A matters.)
- Are vents ember-resistant? Are eaves enclosed?
- What is within 5 feet and 30 feet of the house?
- Who insures it now, and has the current owner had a non-renewal?
- How many ways out of the neighborhood are there, and is the property in a Firewise community?
- Is there a defensible space inspection on record from CAL FIRE or the local fire district?
Frequently asked questions
Can I get homeowners insurance in Grass Valley or Nevada City?
Yes, homes in both areas are insured every day, but options and pricing vary by address, roof, vegetation and access. Get a quote on the specific property early in escrow.
What is the California FAIR Plan?
The FAIR Plan is California’s insurer of last resort for properties that cannot find coverage in the standard market. It mainly covers fire, so owners often add a separate “difference in conditions” policy for theft, liability and water damage.
Do wildfire mitigation upgrades lower insurance costs in California?
Insurers must offer discounts for qualifying mitigation under the Safer from Wildfires regulation, including Class A roofs, ember-resistant vents, a 5-foot ember-resistant zone and Firewise community participation. The size of the discount varies by insurer.
Should insurance be a contingency in my offer?
In wildfire country it is smart to confirm insurability before removing contingencies. Talk with your agent about timing so you keep the ability to cancel if coverage is unavailable or unaffordable.
