What homes in Nevada City are actually selling for, how long they are taking, and how much is on the market — pulled from the MetroList MLS and refreshed every month.
The median sold price for a single-family home in Nevada City was $560,000 in August 2026, down 2.6% from July and down 2.4% from August 2025. Average price per square foot came in at $276, down 14.3% year over year.
Both measures pointing the same direction is worth taking seriously, though with 18 closed sales in the month the figures are still sensitive to which specific homes changed hands. What the data does not support is the idea that Nevada City values are climbing right now.
Homes that closed in August 2026 averaged 82 days on market, against 29 days in July and 66 days in August 2025. Counting cumulative days across relistings, the figure is 87.
That is a striking jump, and it is the single most important number on this page. It does not necessarily mean the market froze in August. More likely, several homes that had been sitting for months finally found buyers and closed in the same window, which pulls the average up sharply. Either way, the practical read is the same: Nevada City is currently a market where homes can take a while, and pricing for a quick sale requires more care here than in the surrounding areas.
Nevada City sits at 3.4 months of supply, down from 3.9 a year ago. On the conventional six-month dividing line that reads as a seller's market, and inventory has genuinely tightened over the year.
But months of supply on its own paints too simple a picture here. Set it against 82 average days on market and homes closing at 89% of their original asking price, and what you actually have is a market with few homes available and limited urgency — buyers are being selective rather than competitive. Low inventory is not the same thing as high demand.
Nevada City closings in August 2026 averaged 96% of the final list price and only 89% of the original list price.
That seven-point spread is the widest of any area I track locally, and it tells a clear story: a meaningful share of what sold in Nevada City in August had already been reduced, some of it substantially. For sellers the lesson is blunt — the market here is unforgiving of an ambitious opening price, and the money lost to a reduction usually exceeds whatever the optimistic number might have captured.
There were 61 active listings at the end of August 2026, down from 66 in July and down 40% from 101 in August 2025. Pending sales rose to 25, up 56% from July and up 32% year over year.
There is also a large gap between what is listed and what is selling. The median active listing is priced at $829,000 while the median sale closed at $560,000. That spread says the upper end of the Nevada City market is sitting while the middle moves, and it is the main reason the days-on-market and sale-to-original-list figures look the way they do.
