Here is what I actually do, what I am actually good at, and how to judge me against anyone else you are considering.
Every agent website in this town says the same four things: local expert, hard worker, great communicator, puts clients first. None of it is checkable, which is why none of it helps you choose. So here are the facts about me that you can verify, and then the specific situations I am genuinely better at than the next agent.
REALTOR® with Coldwell Banker Grass Roots Realty, office in Grass Valley, DRE #02246897. I live in Alta Sierra at the south end of the county, which puts Grass Valley, Nevada City, Lake of the Pines, Auburn and Meadow Vista all inside a short drive of my own house.
One number I would rather tell you than let you discover. I have been licensed about two years. I have been in real estate about twenty, as an investor buying, repairing and reselling my own homes. That means I spent two decades being the person who owned the problem when an inspection came back bad, which is a different education from two decades of listing appointments and not a worse one. An agent with twenty licensed years has closed more transactions than I have, and you are entitled to weigh that. I would just rather you weighed the real thing instead of a licence date.
I served fifteen years and I have been on the buying end of a PCS. More usefully, I know which foothill houses will fail a VA appraisal and why — wells, septic, roofs, peeling paint on a pre-1978 house, and who is allowed to collect the water sample.
Private wells, unrecorded septic, unpermitted additions, defensible space, fire hazard zones and whether you can insure the thing at all. In this county that is not a niche, it is most of the inventory outside the city limits.
I live there. I sponsor the Alta Sierra Neighborhood Alliance and I am a member. When I tell you what a street is like, or which lots drain badly, it is because I drive them.
Things I am not the right call for: if you want someone to tell you your house is worth more than the comparable sales say it is, I am going to be a disappointment. If you need a high-rise condo specialist, I am the wrong county entirely.
Most of what decides a sale here happens before the sign goes in the ground. Two questions are worth more than every other question you could ask me or anyone else.
Where are the offers going to come from, specifically? "I'll put it on the MLS and in the portal feeds" is not a marketing plan, it is the floor that every agent clears. I market the property, I network it to the agents who have actually shown buyers in that price band and that area, I reverse prospect against those agents, and I put it out on social. If a listing goes months with offers arriving only from one office's own buyer pool, the property is not reaching anybody, and that is a marketing answer no matter how it gets explained.
Where is the price coming from? I do not do aspirational pricing. I bring the comparable sales, I show you what buyers are doing right now, and I give you options rather than a single number and a pen. If the land, the views, the systems or the condition genuinely justify more, that shows up in the number and I will say so. Occasionally this costs me the listing, because there is always somebody willing to name a bigger number to win the appointment. The seller finds out eight weeks later at the first price reduction, and I would rather lose the listing than set that up.
And when something does come back on the inspection, you get a specialist, a scope, a cost and a timeline from me in one call, not a phone call that tells you there is a problem and leaves you to worry about it over the weekend. That habit comes from fifteen years of aircraft maintenance and it is the single most useful thing I brought out of the Air Force.
I wrote a long guide on this before I had any reason to think you would be reading it here. It covers what to look for, the questions to bring to a listing appointment, the red flags, and the things I have watched go wrong from the other side of a transaction. It is the honest version, and it does not end by telling you to hire me.

I pull those from MetroList myself rather than repeating county-wide or national summaries. You are welcome to use them whether or not you ever call me.
